The Problem - ice dams and leaking.
How does the Edge Melt System perform in demanding situations. We were called to a condominium complex to assess some severe ice dam problems. The rear of the condo faced west. There were several roof lines that came together with two valleys dumping into a 'saddle' or flatter area that dumped into a lower gutter. The customer had leaking into a patio door and siding that was being ruined. Access to the back patio area was also restricted by the ice build up. This customer liked to travel in the winter but was always worried about the problems he would face when he returned.
The Solution - IceBlaster Edge Melt System
After discussing the options, this customer elected to go with the Edge Melt System by VersaScreen IceBlaster. The system includes an extruded aluminum base panel covered by a pre-finished aluminum cover. It houses two runs of commercial grade self regulating heat cables. The panels are installed at the roof edge and in the valleys. Heat cables are also installed in the gutter bottoms and in the attached downspouts.
The system was installed in the summer of 2013. After the first large snowfall of the season (12" with bitter cold following), the customer called to say the system was not meeting his expectations. After a short discussion, it was discovered that he forgot to turn it on. Would the system still perform even after the large amount of snow that had fallen. See the pictures below. The one to the left is before, the one to the right is after the system was turned on. Great results. He was happy, we were happy.
